By virtue of an Order of Sale No. CV2016 09 3780 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 2ND DAY

OF NOVEMBER, A.D., 2018

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Village of Richfield, County of Summit and State of Ohio and known as being part of Original Richfield Township Lot 19, Tract 1, more fully described as follows:

Beginning at the Northeast corner of Lot 19, Tract 1, said point being a lead pipe monument at the intersection of the centerline of Humphrey Road with the centerline of Brush Road (West of Humphrey Road);

1. Thence along the centerline of Brush Road (West of Humphrey Road); North 86 degrees 21' 05" West, 1093.75 feet to the true place of beginning;

2. Thence South 04 degrees 14' 25" West along the West line of the G. J. Deyling property, a distance of 821.61 feet to an iron pipe found (passing over an iron pipe set 30 feet South of said road center line);

3. Thence North 86 degrees 21' 05" West along the North line of the E. Merton property, a distance of 546.88 feet to an iron pipe;

4. Thence North 04 degrees 14' 25" East, a distance of 355.61 feet to an iron pipe;

5. Thence South 86 degrees 21' 05" East, a distance of 346.88 feet to an iron pipe;

6. Thence North 04 degrees 14' 25" East, a distance of 466.00 feet to an iron spike on the centerline of Brush Road (passing over an iron bolt set 30 feet South of said rod centerline);

7. Thence South 86 degrees 21' 05" East along the centerline of Brush Road, a distance of 200.00 feet to an iron spike and to the true place of beginning, said parcel of land contains within said boundaries 6.60 acres of land, be it more or less, as surveyed by E. M. Scharenberg, Registered Surveyor #4742, in October of 1977, be the same more or less, but subject to all legal highways.

Property located at: 4010 Brush Road, Richfield, OH 44286.

Property appraised at: Five Hundred Forty-three Thousand Dollars ($543,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 16th day of November, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
