By virtue of an Order of Sale No. CV2014 11 5010 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Bath, County of Summit and State of Ohio:

And known as being Lots 11, 12 and 13 in Iradale Allotment as recorded in Plat Book 42, Pages 21-24, Summit County Records of Plats and also being part of Lot 28 in said township, which part is described as follows:

Beginning at the Southwest corner of said Iradale Allotment, said beginning point being in the South line of said Lot 28; thence S. 89 deg. 45' 30" W., along the South line of Lot 28, 453.00 feet to an iron pipe monument at its intersection with the East line of Lakeview Drive (50 feet wide); thence N. 0 deg. 17' 54" E., along the said East line of Lakeview Drive, 740.11 feet to an iron pipe monument at the Southwest corner of Lot 20 in Blotz Estates Second Subdivision, as recorded in Plat Book 46, Page 155, Summit County Records of Plats; thence S. 88 deg. 57' 40" E., along the South line of said Lot 20, 453.00 feet to an iron pipe monument at the Northwest corner of Lot 11 in the aforementioned Iradale Allotment; thence S. 1 deg. 02' 20" W., along the West line of said Iradale Allotment, 230.92 feet to an angle point in said allotment line; thence S. 0 deg. 02' 50" E., continuing along the West line of said Iradale Allotment, 499.10 feet to the place of beginning and containing, as surveyed in May, 1983, by Swigart and Moore, 7.6187 acres of land.

Property appraised at: Five Hundred Seventy-six Thousand Three Hundred Dollars ($576,300.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 30th day of November, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
