By virtue of an Order of Sale No. CV2018 01 0354 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 9TH DAY

OF NOVEMBER, A.D., 2018

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

And being a part of the Northwest quarter of Section 20 of said township and described as follows:

Beginning at a point on the West line of said section which is N. 2 degrees 07' E., a distance of 25.00 feet from the Southwest corner of said quarter section; thence N. 2 degrees 07' E., a distance of 100 feet; thence S. 86 degrees 38' 46" E., a distance of 230.00 feet; thence S. 2 degrees 07' W., a distance of 100 feet; thence N. 86 deg. 38' 46" W., a distance of 230.00 feet parallel to the quarter section line to the place of beginning, containing 0.528 of an acre. Subject to all easements and restrictions of record.

Property appraised at: Ninety-six Thousand Dollars ($96,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 30th day of November, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
