By virtue of an Order of Sale No. CV2017 12 5306 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 16TH DAY

OF NOVEMBER, A.D., 2018

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being a part of Tract 7 formerly in Portage Township and also being a part of Lot 146 of the Park Allotment, as the same is numbered and delineated upon the recorded plat thereof, of record in Plat Book 8, Page 16, Recorder's Office, Summit County, Ohio. Said parcel being more particularly bounded and described as follows:

Beginning at the Northeast corner of said 146; thence South 57.45 feet to an iron pin; thence Southerly and Westerly along a curved line curving to the right with a radius of 14.92 feet, 23.47 feet to an iron pin; thence West along the North line of Crestwood Avenue 53.18 feet to an iron pin; thence North 93.70 feet to an iron pin in the South line of land now or formerly owned by Catherine W. Vance; thence Southeasterly along said line 14.70 feet to an iron pin in the Southeast corner of said Catherine W. Vance lot; thence East 54.92 feet along a line at right angles to the West line of Hall Street an iron pin in said West line of Hall Street; thence South 20.45 feet along said West line of Hall Street to the place of beginning, be the same more or less, but subject to all legal highways.

 

Property located at: 66 Hall Street, Akron, OH 44303.

Property appraised at: Forty-eight Thousand Dollars ($48,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 30th day of November, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
