By virtue of an Order of Sale No. CV2018 07 3127 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

Situated in the City of Norton, County of Summit and State of Ohio:

And known as being part of Lot No. 66 of said township and described as follows:

Beginning at a point on the North line of said Lot No. 66, which is North 86 degrees 20' West, a distance of 200.00 feet from the Northeast corner of said lot; thence North 86 degrees 20' West, a distance of 105.00 feet on the lot line; thence South 4 degrees 14' West, a distance of 280.85 feet; thence South 82 degrees 29' 34" East, a distance of 105.17 feet; thence North 4 degrees 14" East, a distance of 287.90 feet to the place of beginning, containing 0.6855 of an acre, be the same more or less, but subject to all legal highways.

Beginning at a Solid No. 5 bar found flush at the Northeast corner of said Original Lot No. 66; thence along the North line of said Lot No. 66 North 86 degrees 20' 00" West, a distance of 170.00 feet to a Solid No. 5 bar set flush with Cap No. 6183 "JMJ" and the true place of beginning; thence South 4 degrees 14' 00" West, a distance of 289.91 feet to a Solid No. 5 bar set flush with Cap No. 6183 "JMJ"; thence North 82 degrees 29' 34" West, a distance of 30.05 feet to an iron pipe found flush; thence North 4 degrees 14' 00" East (passing over Solid No. 5 bars found at 100.00 feet and 257.90 feet), a distance of 287.90 feet to a Solid No. 5 bar set flush with Cap No. 6183 "JMJ" on the North line of said Lot No. 66; thence along the North line of said Lot No. 66, South 86 degrees 26' 00" East, a distance of 30.00 feet to the true place of beginning and containing 0.1990 acres of land, as surveyed by John Michael Johanyak, Registered Professional Surveyor No. 6183 in July of 1996 and being subject to all legal highways, easements, restrictions and reservations of record. Property appraised at: One Hundred Twenty Thousand Dollars ($120,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 28th day of December, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
