By virtue of an Order of Sale No. CV2018 05 2034 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 14TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

PARCEL NO. 1:

Being part of Lot #4 in the Kent Allotment as recorded in Plat Book 3, Page 24 and bounded and described as follows:

Beginning at a sewer pipe set at the Southwest corner of said Lot #4; thence N. 23.50 feet along the West line of said Lot #4 to an iron pipe set 125 feet South of the Northwest corner of said lot; thence East, 60 feet to a stake set in the East line of Lot #4, 125 feet South of the Northeast corner thereof; thence South 23.50 feet along the East line of said Lot #4 to an iron pin set at the Southeast corner thereof; thence West 60 feet along the South line of said Lot #4 to the place of beginning. It being the intent of the parties hereto to convey to the Grantee that portion of Lot #4 formerly standing in the name of Ester A. Wilson.

PARCEL NO. 2:

Situated in the City of Akron, County of Summit and State of Ohio, and known as being part of Lot #4 in Kent's Allotment to the City of Akron, as surveyed and numbered by John W. Seward and recorded in Plat Book 3, Page 24 of Summit County Records and being described as follows; said part being 60 feet front and rear, and extending back of equal length on each side 125 feet. Subject to and together with all easements, restrictions and legal highways, if any, of record.

Being the same property conveyed to Gail A. King, a single woman, by deed, dated October 10, 2000, recorded on October 10, 2000 in 54471656 of the Summit County, Ohio records.

 

Property located at: 81 McNaughton Street, Akron, OH 44305.

Property appraised at: Thirty-six Thousand Dollars ($36,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 28th day of December, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
