By virtue of an Order of Sale No. CV2018 04 1535 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 21ST DAY

OF DECEMBER, A.D., 2018

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being Unit 402/J in Seven Stories East Condominium, as the same is numbered and delineated upon the drawings in Plat Book 83, Pages 61 through 72, Summit County, Ohio Plat Records, together with an equal undivided interest with each other unit in Seven Stories East Condominium in its common areas and facilities. Subject to all the provisions, conditions, rights, easements, privileges and restrictions as set forth in said recorded plat in the enabling declaration establishing a plan for condominium ownership of Seven Stories East Condominium and the by-laws of Seven Stories East Condominium Unit Owners Association, recorded in Volume 5307, Pages 523 through 553 in the office of the recorder of Summit County, Ohio.

 

Property located at: 2331 E. Market Street, #402J, Akron, OH 44312.

Property appraised at: Thirty-three Thousand Dollars ($33,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 4th day of January, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
