By virtue of an Order of Sale No. CV2015 04 2464 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 4TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Tallmadge, County of Summit and State of Ohio:

And known as being a part of Lot Number 8, Tract Number 11 of said township and being all of Parcel Number 37 of an unrecorded allotment made for Ethel Snodgrass and more fully described as follows, to-wit:

Commencing at a monument at the intersection of the West line of Darrow Road and the North line of Van Evera Road as shown on the plat of Tallmadge Crest Allotment, as recorded in Plat Book 36, Pages 57 and 58 of the Summit County Records of Plats, and thence at right angles to the West line of Darrow Road, South 88 degrees 34' East, 40.00 feet to the center line of Darrow Road; thence along the center line said Darrow Road, North 1 degree 26' East, 132.89 feet to the center line of a proposed 50 foot street; thence along the center line of said 50 foot proposed street, South 88 degrees 49' East, 1447.11 feet to a point; thence South 1 degree 26' West, 25.0 feet to an iron pin at the true place of beginning of the land to be herein described; thence South 1 degree 26' West, 462.33 feet to an iron pipe; thence North 88 degrees 54' West, 100.00 feet to an iron pipe; thence North 1 degree 26' East, 462.42 feet to an iron pipe set on the South line of said proposed 50 foot street; thence along the South line of said proposed 50 foot street; South 88 degrees 49' East, 100.0 feet to the place of beginning and containing 1.061 acres of land as surveyed in August, 1934. Be the same more or less, but subject to all legal highways.

Property appraised at: Eighty-seven Thousand Dollars ($87,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 18th day of January, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
