By virtue of an Order of Sale No. CV2018 06 2289 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron and Township of Coventry, County of Summit and State of Ohio:

And known as being part of Original Tract Number 11 (Eleven) further bounded and described as follows:

Beginning at a point in the center line of E. Waterloo Road, which point may be found by beginning at a point of intersection of the East line of said Original Tract Number 11 and the center line of said E. Waterloo Road; thence South 87 deg. 34' 0" West, along the center line of said E. Waterloo Road, a distance of 1582.70 feet to an angle point; thence South 83 deg. 46' 30" West, continuing along the center line said E. Waterloo Road, a distance of 53.04 feet to said beginning point; thence South 1 deg. 42' 0" East, parallel to the East line of said Original Tract Number 11, a distance of 540.48 feet to a point; thence South 87 deg. 34' 0" West, a distance of 80 feet to a point; thence North 1 deg. 0' West, parallel to the East line of said Original Tract Number 11, a distance of 535.18 feet to a point in the center line of said E. Waterloo Road; thence North 83 deg. 46' 30" East along center line of said E. Waterloo Road, a distance of 80.22 feet to the place of beginning and contains 0.99 acres of land, be the same more or less, but subject to all legal highways, as surveyed by W. S. Mathews in December, 1940. Subject to and together with all easements, restrictions and legal highways, if any, of record. Being the same property conveyed to David Brown, by deed, dated October 4, 2013, recorded on October 11, 2003 in Instrument Number 55998982 of the Summit County, Ohio records.

Property appraised at: Sixty-nine Thousand Dollars ($69,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 18th day of January, 2019. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
