By virtue of an Order of Sale No. CV2017 11 4890 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

PARCEL NO. 1:

Situated in the City of Barberton, County of Summit and State of Ohio, and known as being a part of Lot 20 of Heyl Allotment as recorded in Plat Book 43, Page 5 and 6 of Summit County Record of Plats and described as follows:

Beginning at the Southeast corner of said Lot 20; thence N. 89 degrees 20' 02" W., a distance of 68.73 feet on the line of the lot to the Southwest corner thereof N. 12 degrees 14' W., a distance of 52.82 feet on the lot line; thence N. 77 degrees 46' E., a distance of 67.00 feet to a point on the Easterly line of the lot; thence S. 12 degrees 14' E., a distance of 68.16 feet to the place of beginning.

Property appraised at: Twenty-four Thousand Dollars ($24,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 18th day of January, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
