By virtue of an Order of Sale No. CV2018 06 2306 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

PARCEL 1:

Situated in the City of Akron, County of Summit and State of Ohio and known as being part of Lot 1, Tract 1 of Original Coventry Township, described as follows:

Beginning at a point on the West line of said Lot 1, which point is South 03 degrees 51' West, a distance of 563.10 feet from the intersection of said lot line with the centerline of the Akron-Wadsworth Road and running thence South 03 degrees 51' West, a distance of 462 feet on said lot line; thence South 86 degrees 04' East, a distance of 94.29 feet; thence North 03 degrees 51' East, a distance of 462 feet; thence North 86 degrees 04' West, a distance of 94.29 feet to the place of beginning and containing one acre. This Parcel 3 shall remain a part of, and shall not be transferred separately from, Parcel 1 and 2 herein.

Property appraised at: Sixty-nine Thousand Dollars ($69,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 18th day of January, 2019. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
