By virtue of an Order of Sale No. CV2018 07 2777 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 8TH DAY

OF MARCH, A.D., 2019

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, Summit County, Ohio:

And known as being all of Lot 54, Block 33, Kings Addition to Akron, as recorded in Plat Book 1, Page 80, Summit County, Ohio records, excepting therefrom the following described parcel:

Commencing at the Northwest corner of Lot 53; thence Westerly 14 inches along the Northerly line of Lot 54; thence Southerly a distance of 188 feet to a point in the Southerly line of Lot 54 which point is 5 feet Westerly from the Southwesterly corner of Lot 53; thence Easterly, a distance of 5 feet to the Southwesterly corner of Lot 53; thence Northerly along the Westerly line of Lot 53, a distance of 198 feet to the Northwesterly corner of Lot 53 and the place of beginning.

Also excepting therefrom the following described parcel:

Beginning in the Southerly line of Cedar Street, 50 feet wide, at its intersection with the Westerly line of said Lot 54; thence Southwesterly along the Westerly line of said Lot 54; which is also the Westerly line of property now or formerly owned by Margaret Fletcher so recorded in Deed Volume 2730, Page 663 of the Summit County Record of Deeds, a distance of 10 feet to a point; thence Southeasterly along a line parallel to and 10 feet Southerly from the Southerly line of Cedar Street, a distance of 64.64 feet to a point in the Easterly line of said Fletcher property; thence Northeasterly along the Easterly line of Fletcher property, a distance of 10 feet to a point in the Southerly line of Cedar Street, a distance of 54.82 feet (64.83 feet deed distance) to the place of beginning and containing 0.015 acres of land, be the same more or less, but subject to all legal highways.

Deed Reference Number: Dated July 7, 2002, filed July 16, 2003, recorded as Instrument Number 54908380, Summit County, Ohio records.

 

Property located at: 402 W. Cedar Street, Akron, OH 44307.

Property appraised at: Fifteen Thousand Dollars ($15,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 22nd day of March, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
