By virtue of an Order of Sale No. CV2018 04 1790 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Village of Northfield, County of Summit and State of Ohio:

And known as being Sublot Nos. 6 and 7 of an allotment made for John J. Lowrie, the plat of said allotment being recorded in Volume 12 of Maps, Page 40 of Summit County Records, said allotment is known as the Bedford Heights Allotment. Excepting however, from the above described lots a parcel thereof heretofor deeded by Henry G. Smith to the Highway Oil Company by deed dated January 1931, recorded in Volume 1424, Page 622 of Summit County Record of deeds, said excepting parcel is described in said deed as follows:

Situated in the Village of Northfield, County of Summit and State of Ohio:

And known as being part of Sublot Nos. 6 and 7 of the Bedford Heights Allotment as recorded in Volume 12, Page 40 of Summit County Map Records in the Original Northfield Township Lot Nos. 41 and 31, and being further described as follows:

Beginning at the iron pin set at the intersection of South line of Fell Avenue and West line of Northfield-Bedford Road, which point is also the Northeast corner of Sublot No. 7 of the Bedford Heights Allotment.

Course No. 1: Thence Westerly along the North line of Sublot 7 which line is also the South line of Fell Avenue, 100 feet to an iron pin.

Course No. 2: Thence Southerly parallel to the Westerly line of Sublot 6 and 7, 100.18 feet to an iron pin set in the South line of Sublot No. 6.

Course No. 3: Thence Easterly along the South line Sublot 6, 77.56 feet to an iron pin set in the Southeast corner thereof; said point being also on the Westerly line of the Northfield-Bedford Road.

Course No. 4: Thence Northeasterly along the West line of Northfield-Bedford Road, and Easterly line of Sublot 6 and 7 to the place of beginning, containing 0.207 acres of land, be the same more or less, but subject to all legal highways.

Property appraised at: Ninety Thousand Dollars ($90,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 29th day of March, 2019. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
