By virtue of an Order of Sale No. CV2018 08 3580 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 7TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Coventry, County of Summit and State of Ohio:

And known as being a part of Tract No. 13 of said township and more fully described as follows, to wit:

Commencing at an iron pipe on the South line of said Coventry Township and at the Northeast corner of the Wonder Lake Allotment, as recorded in Plat Book 37, Pages 5-9 and thence along the South line of said township S. 86 deg. 24' E., 2266.29 feet to the center line of a 50-foot road to be known as Wheeling Drive; thence along said road center, N. 4 deg. 54' E., 388.0 feet to the true place of beginning of land to be herein described; thence continuing along said road center North 4 deg. 54' East, 105.0 feet to a point (an iron pipe is set S. 86 deg. 24' E., 25.0 feet from this point); thence South 86 deg. 24' East, 311.14 feet to an iron pipe; thence South 4 deg. 54' West, 105.00 feet to an iron pipe; thence North 86 deg. 24 West, 311.14 feet to the place of beginning (an iron pipe is set S. 86 deg. 24' E., 25.0 feet from this point) and containing 0.75 of one acre of land as surveyed in August 1939 by Gehres & Kingsley Surveyors. Reserving an easement over a strip of ground 25 feet in width across the West end thereof, for street purposes. Said strip of ground is for the exclusive use of persons who own land in the Gardner Heights Allotment, unrecorded, and is not dedicated to or to be used as a public highway or ground. Reserving the right to number the above-described parcel as Lot No. 78 of the Gardner Heights Allotment.

 

Property located at: 3175 Wheeling Drive, Akron, OH 44319.

Property appraised at: Fifty-four Thousand Dollars ($54,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 21st day of June, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
