By virtue of an Order of Sale No. CV2019 05 1670 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

PARCEL NO. 1

Situated in the City of Twinsburg, County of Summit and known as being a part of Lot No. 10, Tract No. 3, in said city more fully described as follows:

Beginning at a point in the centerline of Aurora Road (SR 82), a distant 793.91 feet Westerly from the intersection of said centerline with the centerline of Darrow Road (SR 91); thence Southerly along the Easterly line of property conveyed by Roy W. & Bessie Nichols to Paul M. Booher by deed in Volume 762, Page 291, 231.50 feet to an iron pin and the true place of beginning; thence Easterly and parallel to said Aurora Road, 66 feet to an iron pin; thence Southerly and parallel to the first described course 50 feet to an iron pin; thence Westerly 66 feet and parallel with said Aurora Road, to an iron pin; thence Northerly 50 feet to the place of beginning of the parcel to be conveyed containing 0.0758 of an acre, be the same more or less, but subject to all legal highways.

Situated in the City of Twinsburg, County of Summit and State of Ohio, and known as being a part of Lot No. 10, Tract No. 3, in said city, more fully described as follows:

Beginning at a point in the centerline of Aurora Road, distant 793.91 feet Westerly from the intersection of said centerline with the center line of Darrow Road; thence Southerly along the Easterly line of property conveyed by Roy W. and Bessie Nichols to Paul M. Booher by deed in Volume 762, Page 291, 281.50 feet to an iron pin which is the true point of beginning of the following parcel to be conveyed; from this pin Easterly and parallel to said Aurora Road, (SR 82) 66 feet to an iron pin in the cemetery land fence; thence Southerly and parallel to the first described course, 50 feet to an iron pin in the cemetery lane fence; thence Westerly 66 feet to an iron pin; thence 50 feet Northerly and parallel with the cemetery land fence to the true point of beginning; containing 0.0758 of an acre, be the same more or less, but subject to all legal highways.

Situated in the City of Twinsburg, County of Summit and State of Ohio, and known as being a part of Lot 10 in Tract 3, in said city more fully described as follows:

Beginning at a point int he centerline of Aurora Road, (SR 82), said point being 793.91 feet West from the intersection of Darrow Road, (SR 91) and said Aurora Road, and which represents the Northwest corner of property conveyed by Herbert W. Richner and Phyllis G. Richner to Paul M. Booher and Ruby L. Booher by deed in Volume 3789, Page 148 of Summit County Records; thence South along the West side of the above described property line a distance of 221.50 feet to an iron pin which is the true point of beginning, of the parcel to be conveyed. From this true point of beginning, Easterly 66 feet parallel with the said Aurora Road to an iron point; thence Southerly and parallel with the first described course 10 feet to an iron pin; thence Westerly 66 feet parallel with the first described course to an iron pin; thence North 10 feet to the place of beginning of the parcel to be conveyed, containing 0.152 of an acre, be the same more or less, but subject to all legal highways.

Property appraised at: Seventy-two Thousand Dollars ($72,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 15th day of November, 2019. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
