By virtue of an Order of Sale No. CV2019 03 1201 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Barberton, County of Summit and State of Ohio:

Beginning at the Northeast corner of Lot 40 Norton Township, which is on the dividing line between Norton Township and Coventry Township; thence along the West line of said Coventry Township, South 2 deg. 35' 54" West, 316 feet to a point; thence continuing along said lot line South 7 deg. 58' 24" West, 245 feet to a point; thence continuing along said lot line South 4 deg. 14' 24" West, 275.29 feet to a point at the Northwest corner of premises now or formerly owned by Royal D. and Dorothy M. Reeder; thence South 86 deg. 22' East along said Reeder's North line 97.59 feet to the Northeast corner of said Reeder's land; thence continuing South 86 deg. 22' East, 160 feet to a point and the true place of beginning; thence South 4 deg. 14' 24" west, 128.73 feet to a point; thence South 85 deg. 35' 36" East, 40 feet to a point; thence North 4 deg. 14' 24" East, 254.30 feet to a point on the South line of Horn Street; thence North 86 deg. 22' West, 40 feet along the South line of Horn Street to a point; thence South 3 deg. 38' West, 125 feet to the place of beginning. The above described premises are also known as Lots 885 and 892 of an unrecorded allotment known as Boulevard Heights. This description prepared by Paul C. Swanson, Registered Surveyor No. S. 5470, this 21st day of November, 1970. Be the same more or less, but subject to all legal highways.

Property appraised at: Sixty Thousand Dollars ($60,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 22nd day of November, 2019. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
