Commencing at an iron pipe at the N.W. corner of said Lot 14 in which point is also the center line intersection of the Akron-Cleveland State Road and the Botzum-Wyoga Road and thence along the West line of said lot and the center line of said Akron-Cleveland State Road S. 0 degrees 43' 30" E., 1547.87 feet to the center line of a 60 foot easement for street purposes; thence along the center line of said easement; N. 89 degrees 16' 30" E., 460.30 feet to the true place of beginning of land to be described herein; thence continuing along the center line of said easement N. 89 degrees 16' 30" E., 175.54 feet; thence S. 0 degrees 46' 10" E., 237.02 feet to the Grantor's South line; thence along said line, S. 89 degrees 56' W., 175.8 feet; thence N. 0 degrees 43' 30" W., 234.94 feet to the place of beginning and containing 0.19517 of one acre of land. Beginning at a point in the West line of said lot and center line of Akron-Cleveland State Road which is S. 0 degrees 43' 40" E., 1547.87 feet from an iron pipe at the Northwest corner of said lot; thence N. 89 degrees 16' 30" E., along the centerline of a 60 foot easement for street purposes 460.30 feet to the true place of beginning for this parcel; thence S. 0 degrees 43' 40" E., parallel with said lot line and road centerline 234.45 feet to an iron pipe; thence S. 89 degrees 56' W., 20 feet to a point; thence N. 0 degrees 43' 40" W., parallel with said lot line and the centerline of road 234.45 feet to the centerline of said 60 foot easement for road purposes; thence N. 89 degrees 16' 30" E., 20 feet to the place of beginning and containing 0.1077 acres and reserving from the above for street purposes the North 30 feet thereof. Be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Fifty-nine Thousand Dollars ($159,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 14th day of February, 2020. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
