By virtue of an Order of Sale No. CV2018 12 5219 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 7TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in Akron City, Summit County, Ohio:

Lot Sixteen (16) and part of Lots Seventeen (17) and Fifteen (15) of the Grant and Steinert Allotment and recorded in Plat Book 25, Page 54-55 of the Summit County Records and further described as follows:

Beginning at the Northeast corner of Lot 13 in said allotment, said corner also being the Southwest intersection of Lovers Lane (60') and Clay Street (45'); thence North 88 degrees 37' 00.0" West along the North line of said Lot 13, 14 and part of 15, and the South line of said Lovers Lane, a distance of 98.000 feet to a 5/8" rebar set and being the true place of beginning of the parcel herein described; thence South 02 degrees 22' 02.2" West, a distance of 104.022 feet to a 5/8" rebar set; thence North 87 degrees 41' 00.7" West, a distance of 50.500 feet to a 5/8" rebar set in the East line of Lot 23 of said allotment; thence North 02 degrees 22' 17.0" East along the East line of Lots 23, 22 and 21 and the West line of said Lots 17 and 16, a distance of 103.200 feet to a 5/8" rebar set at the Northwest corner of said Lot 16, said rebar also being on the South right of way line of said Lovers Lane; thence South 88 degrees 37' 00.0" East along the North line of said Lot 16, a distance of 50.500 feet to the true place of beginning and containing 0.120 acres of land as surveyed in July, 1998 by John David Jones Professional Surveyor No. 4362, subject to all legal highways. All 5/8" rebar set are marked with a yellow plastic cap stamped "The JDJ Corp Ohio 4363". The basis of bearings for this survey is South 88 degrees 37' 00" East as the centerline of Lovers Lane the same shown on the Grant and Steinert Allotment as recorded in Plat Book 25, Page 54-44 of the Summit County Records.

Deed Reference Number: Dated June 29, 2006, filed June 29, 2006, recorded as Instrument Number 55339415, Summit County, Ohio records.

 

Property located at: 480 Lovers Lane, Akron, OH 44301.

Property appraised at: Sixty Thousand Dollars ($60,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 21st day of February, 2020. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
