By virtue of an Order of Sale No. CV2019 05 1704 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

 

FRIDAY, THE 14TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Springfield, County of Summit and State of Ohio. Known as being part of Lot 3, Tract 2 in said township and being more particularly described as follows:

Beginning at a point in the center line of Krumroy-Myersville Road, which point is a distance of 1965.11 feet Westerly from the intersection of said center line with the center line of the East Liberty-Krumroy Road, measuring along the said center line of the Krumroy-Myersville Road and which point is also in the center line of a private road now known as Knight Road; thence South 2 deg. 44' 40" West along said center line of Knight Road a distance of 871.44 feet to a point, which point is also in the center line of a proposed private road to be known as Proctor Road and which point is also the true place of beginning; thence Easterly along a line parallel to the centerline of the Krumroy-Myersville Road, a distance of 268.20 feet to a point; thence South 4 deg. 22' 30" West a distance of 125 feet to a point; thence Westerly along a line parallel to the center line of the Krumroy-Myersville Road a distance of 264.64 feet to a point which is in the center line of Knight Road so-called; thence North 2 deg. 44' 40" East along the center line of said Knight Road, so-called, a distance of 125.04 feet to the true place of beginning and containing .77 acres of land.

The above premises are known as Parcel #46 of an unrecorded survey made by W.S. Mathews in May 1946. Reserving unto the Grantor, its successors and assigns, the right to use a parallel strip of land 25 feet in width which off the Westerly side of said premises, which strip, together with a parallel strip of land 25 feet in width lying adjacent to the above described premises on the West, shall be use for street purposes. Subject to conditions, restrictions, reservations and easements of record.

Property located at: 1899 Knight Road, Akron, OH 44306.

Property appraised at: One Hundred Twenty-nine Thousand Dollars ($129,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 28th day of February, 2020. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
