By virtue of an Order of Sale No. CV2018 01 0448 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

Parker, (D.V. 6127, Pg. 287), N.-03 degrees 03' 47" E., 262.00 feet to the Northeast corner of said Parker land, witness a capped number five rebar (Hudik) set at S.-03 degrees 03' 47" W., 30.26 feet; thence Southeasterly along the centerline of Swartz Road (60') (C.H. 155), S.-79 degrees 22' 42" E., 27.56 feet to a mag nail set at an angle point in said centerline; thence Southeasterly continuing along the centerline of Swartz Road, S.-64 degrees 56' 42" E., 63.89 feet to the Northwest corner of land owned by Lori A. Phillips, (Reception No. 54315149); thence Southwesterly along the Westerly line of said Phillips land passing over a capped number five rebar (Hudick) set at 32.45 feet, S-02 degrees 39' 06" W., 182.61 feet to a capped number five rebar (Hudik) set at the Southwest corner of said Phillips land; thence Southeasterly along the Southerly line of said Phillips land, S.-85 degrees 11' 24" E., 77.50 feet to a capped number five rebar (Hudik) set at the Southeast corner of said Phillips land); thence Southwesterly along the Westerly line of land owned by Elmer L. Kline, Trustee (Reception No. 54357379), S.-02 degrees 27' 23" W., 52.18 feet to a capped number five rebar (Hudik) set; thence Northwesterly along a new division line through land owned by Herbert M. Sams, et al., (Reception No. 54947640), N.-86 degrees 00' 20" W., 165.91 feet to the true place of beginning for the land herein described and containing 0.5981 of an acre of land as surveyed by Michael J. Hudik, Professional Surveyor (P.S. #6788) in April, 2004, and subject to all easements, restrictions. and legal highways. Basis of bearings S.-86 degrees 00' 20" E. for the centerline of Hanna Parkway from Hanna Commercial center recorded in Cab B, Slides 176-178.

Property located at: 86 Swartz Road, Akron, OH 44313.

Property appraised at: Thirty-nine Thousand Dollars ($39,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 6th day of March, 2020. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
