Beginning at a point on the center line of Vanderhoof Road which is South 86 deg. 49' West, a distance of 1008.19 feet from the center line of Manchester Road; thence South 86 deg. 49' West, a distance of 50.51 feet on the center line of Vanderhoof Road; thence South 5 deg. 00' West, a distance of 774.97 feet; South 84 deg. 57' 45" East, a distance of 50.00 feet; thence North 5 deg. 00' East, a distance of 782.19 feet to the place of beginning and containing 0.897 of an acre. Beginning at a point in the center line of Vanderhoof Road, said beginning point being the South 86 deg. 49' West, 907.16 feet as measured along said road center from its intersection with the center line of the Akron-Massillon Road and thence South 5 deg. 00' West 796.64 feet to an iron pipe; thence North 84 deg. 57' 45" West, 100.0 feet to an iron pipe; thence North 5 deg. 00' East, 782.19 feet to the center line of said Vanderhoof Road (an iron pipe is South 5 deg. 00' West, 30.31 feet from this point); thence along said road center, North 86 deg. 49' East, 101.03 feet to the place of beginning (an iron pipe is South 5 deg. 00' West, 30.31 feet from this point), and containing 1.81 acres of land as surveyed in October 1943 by Gehres & Kingsley, Surveyors. Property appraised at: Ninety-six Thousand Dollars ($96,000.00).

The appraisal was completed based on an exterior view of the property only.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 28th day of August, 2020. The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
