By virtue of an Order of Sale No. CV2019 03 0818to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 14TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being all that family unit designated as Unit Number Twenty-six (26) in the Timber Top Condominium Number Three (3), according to the declaration of condominium ownership and bylaws for Timber Top Condominium No. 3 recorded in Volume 6451, Pages 229 through 287, inclusive, of the official records of the County Recorder of Summit County, Ohio, together with all its appurtenance according to such declaration, and being further described in Plat Book Volume 123, Pages 57 through 58, Summit County Records, together with an undivided percentage interest in the common areas as assigned to such unit in the declaration, as amended, all with respect to a unit property project, including property and buildings, and all improvements thereto, known in such recorded documents as Timber Top Condominium No. 3. This grant is expressly made subject to any amendments to the declaration which may reduce the Grantee's interest in the common areas upon which expansion of the condominium pursuant to the terms of the declaration, the last such amendment being Amendment No. 5 recorded in Volume 7106, Page 1 with corresponding drawings recorded in Plat Cabinet B, Slides 101-107.

Prior Deed Reference: Reception No. 55434644 on April 20, 2007.

Property appraised at: Thirty-nine Thousand Dollars ($39,000.00).

The appraisal was completed based on an exterior view of the property only.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 28th day of August, 2020. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
