By virtue of an Order of Sale No. CV2020 10 2907to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Beginning at the Northeast corner of said Lot No. 21; thence North 87 degrees 00 minutes West, a distance of 1047.20 feet to a point; thence South 03 degrees 25 minutes West, a distance of 1597.15 feet to a point located in the centerline of Samuel Street (45 feet wide); thence North 87 degrees 13 minutes 30 seconds West, along the centerline of Samuel Street, a distance of 80.00 feet to the true place of beginning of this parcel of land; thence South 03 degrees 25 minutes West, a distance of 182.09 feet to a point; thence North 87 degrees 15 minutes West, a distance of 198.00 feet to a point; thence North 03 degrees 25 minutes East, a distance of 182.18 feet to a point located in the centerline of Samuel Street; thence South 87 degrees 13 minutes 30 seconds East, along the centerline of Samuel Street, a distance of 198.00 feet to the true place of beginning and containing 0.8278 acres of land.

Beginning at the Northeast corner of said Lot 21; thence North 87 degrees 00 minutes West, a distance of 1047.20 feet to a point; thence South 03 degrees 25 minutes West, a distance of 1597.15 feet to a point located in the centerline of Samuel Street; thence North 87 degrees 13 minutes 30 seconds West, along the centerline of Samuel Street, a distance of 80.00 feet to a point; thence South 03 degrees 25 minutes West, a distance of 182.09 feet to the true place of beginning; thence continuing South 03 degrees 25 minutes West, a distance of 135.00 feet to a point located in the South line of Original Lot No. 21; thence North 87 degrees 15 minutes West, along the South line of Original Lot No. 21, a distance of 108.50 feet to a point; thence North 03 degrees 25 minutes East, a distance of 135.00 feet to a point; thence South 87 degrees 15 minutes East, a distance of 108.50 feet to the true place of beginning and containing 0.3362 acres of land, more or less, as surveyed by John David Jones, Registered Civil Engineer and Surveyor in September, 1965, be the same more or less, but subject to all legal highways.

Property appraised at: Ninety-six Thousand Dollars ($96,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 17th day of December, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
