By virtue of an Order of Sale No. CV2020 11 3106to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 3RD DAY

OF DECEMBER, A.D., 2021

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

PARCEL NO. 1:

Situated in the City of Barberton, County of Summit and State of Ohio, and known as being all of Lot 1 of the Brady Martin Allotment as recorded in Plat Book 17, Page 31 of the records of Summit County, be the same more or less, but subject to all legal highways.

PARCEL NO. 2:

Situated in the City of Barberton, County of Summit and State of Ohio:

Beginning at the Southeast corner of Lot 1 of the Brady Martin Allotment as recorded in Plat Book 17, Page 31 of the records of Summit County, Ohio, said point also being the Northeast right-of-way line of Wooster Road West in the City of Barberton and said point being the true place of beginning of the parcel of land herein described; thence Northeast along the projection of the Southerly line of Lot 1 a distance of 5 feet to an iron pin; thence deflecting to the left 90 deg. 10.15 feet to an iron pin in the Easterly line of Lot 1; thence Southerly along the Easterly line of Lot 1 a distance of 11.50 feet to the place of beginning, containing 25.35 square feet. This parcel was surveyed by Jack W. Bell, PLS 5342, July 21, 1984, be the same more or less, but subject to all legal highways.

Prior Deed Reference: Reception No. 55254778 on November 4, 2005.

 

Property located at: 1045 W. Wooster Rd. & V/L, Barberton, OH 44203.

Property appraised at: Sixty Thousand Dollard ($60,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 17th day of December, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
