By virtue of an Order of Sale No. CV2021 06 2016to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 3RD DAY

OF DECEMBER, A.D., 2021

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio, also known as being a part of Lot No. 228 in the Shadyside Allotment as recorded in Book 12, Pages 26 and 27 of Summit County Records of Plats and described as follows:

Beginning at the intersection of the South line of said allotment and the Easterly line of East Avenue; thence East 158.20 feet on said allotment line and the South line of said Lot No. 228; thence North 46.00 feet; thence West 135.78 feet; thence Southwesterly, along East Avenue, 51.25 feet to the place of beginning, be the same more or less, but subject to all legal highways.

Prior Deed Reference: Reception No. 55615361 on April 13, 2009, Reception No. 54887136 on June 11, 2003, Reception No. 54682225 on April 3, 2002 and Reception No. 54540092 on May 1, 2001.

Property appraised at: Forty-two Thousand Dollars ($42,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 17th day of December, 2021. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
