By virtue of an Order of Sale No. CV2020 09 2457to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 17TH DAY

OF DECEMBER, A.D., 2021

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio and known as being parts of Lots #24 and #25 in the Alma Allotment, as recorded in Plat Book 10, Page 32 of the Summit County Records of Plats and bounded and described as follows:

Beginning in the West line of Lot #25, 34.50 feet South from the Northwest corner thereof; thence South, on street and lot line, 34.50 feet; thence East, parallel to the North line of Lot #24, 143.89 feet to a lot line; thence North, on lot line, 34.50 feet; thence West 143.94 feet to the place of beginning, together with the right to use a private joint driveway 7 feet wide, the North line of the above described premises being the centerline thereof, and 3 1/2 feet of which driveway is located on the above described premises, and 3 1/2 feet of which is located on the lot next North and which driveway, the owner of the lot next door shall also have the right to use.

Property appraised at: Fifty-four Thousand Dollars ($54,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 7th day of January, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
