By virtue of an Order of Sale No. CV2019 12 4729 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Commencing at the intersection of the center line of Broadview Road (formerly known as the Cleveland-West Richfield Road), with the center line of Streetsboro Road (formerly known as the West-Richfield-Peninsula Road); thence along the center line of Broadview Road S. 26 deg. 02' E., 812.47 ft.; thence S. 64 deg. 40' W., 186.90 ft. to an iron pin; thence S. 26 deg. 00' E., 89.27 ft. to an iron pin and the true point of beginning; thence S. 82 deg. 12' W., 552.05 ft. to an iron pin; thence S. 0 deg. 16' E., 152.20 ft. to an iron pin; thence N. 81 deg. 53' E., 619.39 ft. to an iron pin; thence N. 26 deg. 00' W., 152.29 ft. to the place of beginning and containing 2.046 acres of land as surveyed by Charles Fish Surveyor, October 1936.

Beginning at the center of the highway in the Village of Richfield at a point 6 chains and 50 links Southerly from the Northeast corner of land formerly owned by Sheldon E. Phelps; said beginning point being more definitely located as follows:

Beginning in the center line of Broadview Road (formerly known as the Diagonal Road) running Southerly from West Richfield (as it was formerly known), at a point distant Southerly nine hundred fifty eight and forty one hundredths (958.41) feet from the intersection of said center line with the center line of Streetsboro Road (formerly known as the Richfield-Peninsula Road); thence South 65 deg. West 2 chains and 92 links to a stake; thence South 25 deg. East 1 chain and 20 links to a stake; thence North 65 deg. East 2 chains and 92 links to the center of the highways; thence North 25 deg. West along the center of the highway 1 chain and 20 links to the place of beginning and containing 0.35 of an acre of land.

Property appraised at: One Hundred Fifty Thousand Dollars ($150,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

https://summit.sheriffsaleauction.ohio.gov on the 7th day of January, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
