By virtue of an Order of Sale No. CV2019 04 1610to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 7TH DAY

OF JANUARY, A.D., 2022

 

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Beginning at a point in the West line of Lot 47 and the center line of the Akron-Northampton Road Southerly 500 feet from the NW corner of said Lot 47; thence S. 86 deg. 46' E., 255 feet, passing over an iron pin at 30 feet, to an iron pin; thence S. 3 deg. 25' 18" W., 75 feet on a line parallel to said West line of the lot to an iron pin at the Grantor's SE corner; thence N. 86 deg. 46' W., 255 feet to a point in the West line of the lot and road center; thence N. 3 deg. 25' 18" E., 75 feet to the beginning and containing 0.439 acres of land, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Fifty Thousand Dollars ($150,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at https://summit.sheriffsaleauction.ohio.gov on the 21st day of January, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
