By virtue of an Order of Sale No. CV2015 03 1372 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 20TH DAY

OF OCTOBER, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Green, County of Summit and State of Ohio:

And known as being part of the Northwest Quarter Section 12 of said township and further described as follows:

Beginning at a point in the center line of the Barberton-Alliance Rd., sometimes known as Turkeyfoot Lake Road (S.R. 619), which point is North 85 deg. 55' 0" East, a distance of 658.27 feet from the West line of said Section 12; thence North 85 deg. 55' 00" East, along the center line of said Barberton-Alliance Road, a distance of 223.14 feet to a point; thence North 5 deg. 15' 50" East, parallel to the West line of said Section 12, a distance of 1361.04 feet to an iron pipe in the North line of said Section 12, (an iron pipe is set on this line 30 feet at right angles, from the line of said Barberton-Alliance Rd.); thence North 83 deg. 42' 15" West along the North line of Section 12, a distance of 220.84 feet to an iron pipe; thence South 5 degrees 15 minutes 50 seconds West, parallel to the West line of said Section 12, a distance of 1401.38 feet to the place of beginning and containing 7 acres of land more or less, as surveyed by W. S. Mathews in June 1944, (an iron pipe is set on this line 30 feet as right angles, from the center of said Barberton-Alliance Road).

Property located at: 2517 E. Turkeyfoot Lake Road, Uniontown, OH 44685.

Property appraised at: One Hundred Seventy-seven Thousand Dollars ($177,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 3rd day of November, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
