By virtue of an Order of Sale No. CV2016 06 2727 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 20TH DAY

OF OCTOBER, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Twinsburg, County of Summit and State of Ohio and known as being Unit No. 30, Building "L" in Orchard Hill Condominium as established by the declaration of condominium recorded January 4, 1990 in OR 397, Page 451 of Summit County Records and the general plat of condominium domain, Exhibit "B", to said declaration, recorded in Plat Cabinet "E", Slides 980 through 986; as amended by the 1st Amendment to Orchard Hill Condominium recorded in Plat Cabinet "F", Slides 281 through 305; as amended by the 2nd Amendment to Orchard Hill Condominium recorded in Plat Cabinet "F", Slides 476 through 490; as amended by the 3rd Amendment to Orchard Hill Condominium recorded in Plat Cabinet "F", Slides 667 through 679; as amended by the 4th Amendment to Orchard Hill Condominium recorded in Plat Cabinet "F", Slides 745 through 768; as amended by the 5th Amendment to Orchard Hill Condominium recorded in Plat Cabinet "F", Slides 879 through 890; of Summit County Records, together with an undivided interest in the common areas and facilities of said condominium, be the same more or less, but subject to all legal highways.

Property located at: 10239 Orchard Hill Lane, Unit No. 30L, Twinsburg, OH 44087.

Property appraised at: One Hundred Fifty Thousand Dollars ($150,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 3rd day of November, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
