By virtue of an Order of Sale No. CV2012 03 1485 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 15TH DAY

OF DECEMBER, A.D., 2017,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And is described as follows:

Beginning at a point in the East line of Brown Street, 580 feet Southerly from the Northwest corner of a tract of land deeded to Wm. T. Sawyer by Lizzie U. Voris and Edwin F. Voris, April 28, 1913; thence Easterly parallel with the North line of said tract, 120 feet to a point marked by an iron pin; thence Southerly parallel with the East line of Brown Street, 40 feet to a point marked by an iron pin; thence Westerly parallel with the North line, 120 feet to an iron pin set in the East line of Brown Street; thence Northerly 40 feet along East line of Brown Street to a point of beginning. Said premises known as Lot 234 in Wilcox, Short and Wirth Allotment, being a part of Block B and recorded in Plat Book 12, Page 33 of Summit County Records, be the same more or less, but subject to all legal highways.

Deed Reference Number: Dated August 26, 2009, filed August 27, 2009, recorded at Official Instrument Number 55648065, Recorder's Office, Summit County, Ohio.

Property located at: 855 Brown Street, Akron, OH 44311.

Property appraised at: Thirty Thousand Dollars ($30,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 29th day of December, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
