at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Barberton, County of Summit and State of Ohio:
And known as being in that plan of lots laid out by the Pittsburgh Valve and Fittings Company Allotment #3 aforesaid and duly recorded in Town Plat Book 23 and Page 73 of said Summit County and known as lot numbered (284) Two Hundred Eighty-four particularly described as lying between Norton Avenue and Erie Railroad and fronting forty-four (44) feet more or less on Erie Street and running back one hundred twenty feet (120) but subject to all legal highways.

Property appraised at: Thirty-nine Thousand Dollars ($39,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 17th day of November, 2017. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
