Situated in the State of Ohio, County of Summit and Township of Springfield and being further described as follows:

Being part of Tract No. 7, formerly Springfield Township, and beginning at a concrete monument at the intersection of Albrecht and Cora Avenues, said monument being a part of the F. A. Yerrick Allotment, recorded in Plat Book 22, Page 74 of Summit County Records; thence S. 6 deg. W., along the Westerly line of Cora Avenue, a distance of 605.47 feet to the Southeast corner of Lot No. 13 in said allotment; thence continuing South along the West line of Cora Avenue, a distance of 40.00 feet to a point; 120 feet to the true plat of beginning; thence South parallel to the West line of Cora Avenue, a distance of 40 feet to a point; thence West and parallel to the South line of said Lot No. 13, a distance of 187.50 feet to a point in the East line of Stetler Avenue; thence N. 4 deg. 19' E., along the East line of Stetler Avenue, a distance of 40.00 feet to a point; thence S. 85 deg. 54' E., and parallel with the South line of said Lot No. 13, a distance of 187.50 feet to the place of beginning and containing 0.17 acres.

Beginning at the Southwesterly corner of Lot No. 13 in the Yerrick Allotment as recorded in Plat Book 22, Page 74, Summit County Records; thence Westerly along the Northerly line of said land 188.5 feet in the Easterly line of Stetler Avenue; thence Southerly along the Easterly line of Stetler Avenue extended Southerly 40.00 feet; thence Easterly parallel with said Northerly line 187.5 feet to Southwest corner of land deeded to Clarence L. Byers by said Grantors by deed dated January 11, 1926, and recorded in Volume 1108, Page 431, of Summit County Records; thence Northerly along the West line of said Clarence I. Byers land 40.00 feet to the place of beginning and containing about 7530 square feet of land, together with restrictions of record
Deed Reference Number: Dated October 11, 2004, filed October 22, 2004, recorded as Instrument Number 55113325, Summit County, Ohio records.
Property located at: 623 Stetler Avenue, Akron, OH 44312.
Property appraised at: Seventy-five Thousand Dollars ($75,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 1st day of December, 2017. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
