By virtue of an Order of Sale No. CV2015 03 1467 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Green, County of Summit and State of Ohio:

Known as being all of Lot Number 18 in the Aldawoods Hills Allotment No. 2 as the same is recorded in Plat Book 102, Pages 25-27 of Summit County Record of Plats.

Beginning at an iron pin found in a monument box at the intersection of the center line of Aldawood Hills Drive and Ledgewater Drive; thence along the center line of Ledgewater Drive North 85 degrees 05 minutes 00 seconds West, a distance of 156.89 feet to a point; thence at a right angle to said center line South 04 degrees 55 minutes 00 seconds West, a distance of 30.00 feet to an iron pin found at the Northeast corner of said Sublot No. 68 and the Southerly line of Ledgewater Drive; thence continuing South 04 degrees 55 minutes 00 seconds West, a distance of 200.00 feet to an iron pin found at the Southeast corner of said Sublot No. 68; thence along the Southerly line of said Sublot No. 68 North 85 degrees 05 minutes 00 seconds West, a distance of 50.00 feet to a Solid No. 5 bar set with Cap No. 6183; thence North 04 degrees 55 minutes 00 seconds East, a distance of 200 feet to a Solid No. 5 bar set with Cap No. 6183 on the Southerly line of Ledgewater Drive; thence along the Southerly line of Ledgewater Drive South 85 degrees 05 minutes 00 seconds East, a distance of 50.00 feet to the true place of beginning and containing 0.2295 acres of land, as surveyed by John Michael Johanyak, Registered Professional Surveyor No. 6183 in January 1990. The above described parcel shall be attached to the parcel owned by Mark A. Mullins and Lucinda L. Mullins (Lot Number 18 in the Aldawoods Hills Allotment No. 2) located immediately to the West and shall not be sold separately therefrom without prior approval of the County of Summit Planning Department or its successors.

Property appraised at: One Hundred Eighty Thousand Dollars ($180,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 12th day of January, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
