By virtue of an Order of Sale No. CV2015 12 5736 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on


OF JANUARY, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:


Situated in the City of New Franklin, County of Summit and State of Ohio, and being Lot #2 and #3 of the Village of Manchester as the same is recorded in the transcribed records of plats on Page 25 of Summit County Records of Plats. Also including the Westerly 1/2 of the vacated Plum Alley abutting the Easterly line of the above described premises. Plum Alley vacated 10-18-57. Also vacated Haw Alley 1/2 of which is abutting East by the Westerly end. Haw Alley vacated between Lot #3 and Lot #4.

Prior Instrument Reference: Instrument recorded on November 27, 1995 in/as Volume 2057, Page 892 of the Summit County, Ohio records.

Property located at: 6197 Manchester Road, Clinton, OH 44216.

Property appraised at: Ninety Thousand Dollars ($90,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 26th day of January, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
