By virtue of an Order of Sale No. CV2017 08 3433 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 5TH DAY

OF JANUARY, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Green, County of Summit and State of Ohio:

And known as part of South East quarter of Section No. 21 and described as follows:

Beginning at a stake in the East line in said Section No. 21, North 4 deg. 13 1/2' East, 960.70 feet distance from stone at the Southeast corner of said Section No. 21; thence North 4 deg. 13 1/2' East, 375 feet along East line of said Section No. 21 to a stone in said Section No. 21; thence North 85 deg. 47' West, 116.16 feet to an iron pipe; thence South 4 deg. 13 1/2' West, 375 feet to a point in the center line of a proposed 50 foot drive to be known as King Drive; thence South 85 deg. 47' East, 116.16 feet along center line of King Drive to the place of beginning and containing one (1) acre of land. Said premises are subject to all legal highways.

Property appraised at: Ninety-nine Thousand Dollars ($99,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 19th day of January, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
