at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

PARCEL I:
Situated in the City of Norton, County of Summit, State of Ohio:
Being a part of Lot 16 of said township and described as follows:
Beginning at a post at the Southeast corner of said Lot 16; thence N. 2 deg. 38' 33" E., a distance of 698.21 feet on the lot line; thence N. 89 deg. 20' W., a distance of 250.15 feet to the place of beginning for the land herein described; thence N. 89 deg. 20' W., a distance of 100.06 feet; thence N. 2 deg. 38' 33" E., a distance of 906.89 feet to a point on the center line of the Wadsworth Road; thence N. 82 deg. 45' E., a distance of 101.51 feet on the center line of the road; thence S. 2 deg. 38' 33" W., a distance of 920.88 feet to the place of beginning, containing 2.0980 acres. Except that part on the South that is now known as Lot 11 and Lot 12 in Frase Allotment as recorded in Plat Book 52, Page 66-67 which will be Parcel II.

Deed Reference Number: Dated October 6, 1978, filed October 11, 1978, recorded as Official Records Volume 6174, Page 717, Summit County, Ohio records.
Property located at: 2812 Wadsworth Road & V/L Silverdale Drive, Norton, OH 44203.
Property appraised at: One Hundred Forty-one Thousand Dollars ($141,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 23rd day of February, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
