By virtue of an Order of Sale No. CV2017 01 0415 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

Beginning at an iron pipe at the Northeast corner of said Lot No. 32 and thence along the East line of said lot, South 1 deg. 56' 20" East, 375.02 feet to an iron pipe; thence along the North line of land now or formerly owned by Paul W. Barthold South 88 deg. 21' 40" West, 113.6 feet to an iron pipe; thence North 1 deg. 22' 50" West, 700.14 feet to an iron pipe; thence South 87 deg. 22' East, 60.15 feet to an iron pipe; thence North 1 deg. 22' 50" West, 250.0 feet to the old centerline of East Streetsboro Road (S.R. 303) (an iron pipe is South 1 deg. 22' 50" East, 12.7 feet from this point); thence along said old road center, South 87 deg. 22' East, 50.12 feet to the East line of said Lot No. 42 (an iron pipe is South 1 deg. 22' 50" East, 29.2 feet from this point); thence along said lot line, South 1 deg. 22' 50" East, 566.9 feet to the place of beginning and containing 2.07 acres of land of which amount 0.96 of one acre is in Lot No. 32 and 1.11 acres are in said Lot No. 42, as surveyed in May 1972 by Gehrus & Kingsley, Surveyors. Connecting to an iron pipe at the Northeast corner of said Lot No. 32 and thence along the East line of said lot, South 1 deg. 56' 20" East, 375.02 feet to an iron pipe at the Southeast corner of a parcel of land as deeded to William and Susan Deboer and recorded in Deed Volume 3796, Page 516; thence along the South line of said parcel of land, South 88 deg. 21' 40" West, 113.6 feet to an iron pipe at the Southwest corner of said Deboer parcel and the true place of beginnning of land herein described; thence on the same course and along the North line of land now or formerly owned by Paul W. Barthold, South 88 deg. 21' 40" West, 114.9 feet to an iron pipe; thence along the East line of a tract of land as deeded to the Village of Hudson and recorded in Deed Volume 4704, Page 595 and also along the East line of land as deeded to R. and J. Budek and recorded in Volume 4170, Page 554, North 1 deg. 40' 20" West, 749.06 feet to an iron pipe; thence along a line which is nearly parallel to the old centerline of East Streetsboro Road (S.R. 303), South 87 deg. 20' 30" East, 179.13 feet to an iron pipe on the East line of said Deboer parcel of land; thence along said line South 1 deg. 22' 50" East, 40.0 feet to a nail; thence along a Northerly line of said Deboer parcel, North 87 deg. 22' West, 60.15 feet to an iron pipe; thence along the West line of said Deboer parcel, South 1 deg. 22' 50" East, 700.14 feet to the place of beginning and containing 2.07 acres of land of which amount 1.00 acre is in Lot No. 32 and 1.07 acres are in Lot No. 42 as surveyed in December 1975 by D. T. Kingsley, Registered Surveyor No. 67.

Excepting therefrom, any portion of the above described premises which was appropriated by the State of Ohio, Parcel No. 37 on State Route 303, Section (8.13-10.62) (14.00) Summit County, Ohio, Common Pleas Court Case #2440943.

The property address and tax parcel identification number listed herein are provided solely for information purpose, without warranty as to accuracy or completeness.

Property located at: 538 Streetsboro Street, Hudson, OH 44236.

Property appraised at: Three Hundred Thousand Dollars ($300,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $10,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 23rd day of February, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
