By virtue of an Order of Sale No. CV2017 04 1479 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on


OF APRIL, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:


Situated in the City of Akron, County of Summit and State of Ohio:

Known as being a part of Lot Eight (8) of the Hogue Allotment as recorded in Plat Book 4, Page 24 of Summit County Record of Plats, and described as follows:

Beginning at a point in the North line of Lot 8, which point is 20 feet East of the Northwest corner of Lot 8 of the above allotment; thence East along the North line of the above named lot, 129.97 feet to a point; thence South parallel to the East line of Dayton Street, 47.04 feet; thence West parallel to the North line of Lot 8, 129.97 feet to the East line of Dayton Street to a point; thence North along the East line of Dayton Street to a point, 47.04 feet to the place of beginning.

Property appraised at: Forty-seven Thousand Dollars ($47,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 27th day of April, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
