By virtue of an Order of Sale No. CV2017 03 1105 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 1ST DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Beginning at the Northwest corner of Lot 24 of Brodt Allotment as recorded in Plat Book 8, Page 26 of Summit County Records of Plats; thence Southerly along the Westerly line of said Lot 24, 54 feet; thence Westerly 2.51 feet; thence Northerly 54 feet; thence Easterly 2.51 feet to the place of beginning.

Rouse, Professional Surveyor (No. 6867), in August of 1994. The bearings in the above description are base on Ohio Plane Coordinate Systems, North Zone. Property appraised at: Thirty-six Thousand Dollars ($36,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 15th day of June, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
