By virtue of an Order of Sale No. CV2017 10 4100 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Township of Copley, County of Summit and State of Ohio and known as being all of Unit B, in Building No. 24, together with the undivided interest in the common areas and facilities appertaining to said unit and building of Copley Village Condominiums as shown by drawings recorded in Plat Book 109, Pages 26 to 30, inclusive, of Summit County Records and as further described in the declarations and bylaws of Copley Village Condominium recorded in Deed Volume 6080, Pages 819 to 893 of Summit County Records and by the First Amendment to the declarations recorded in Deed Volume 6122, Pages 307 to 315 of Summit County Records, and by additional condominium drawings as recorded in Plat Book 109, Pages 62 to 66 of Summit County Records, and by the Second Amendment to the declaration recorded in Deed Volume 6177, Page 195 to 204 of Summit County Records and by additional condominium drawings as recorded in Plat Book 111, Pages 65 to 68 of Summit County Records, and by the Third Amendment to the declarations and bearing Instrument No. 944513 of Summit County Records and by additional condominium drawings as recorded in Plat Book 113, Pages 36 to 40 of Summit County Records and by the Fourth Amendment to the declaration as bearing Instrument No. 963503 of Summit County Records and by additional condominium drawings as recorded in Plat Book 115, Pages 44 to 47 of Summit County Records, and by the Fifth Amendment to the declaration as bearing Instrument No. 974014 of Summit County Records, and by additional condominium drawings as recorded in Plat Book 116, Pages 33 to 38 of Summit County Records. Be the same more or less, but subject to all legal highways.

Property located at: 955 Kirkwall Drive, Akron, OH 44321.

Property appraised at: Fifty-one Thousand Dollars ($51,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 15th day of June, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
