By virtue of an Order of Sale No. CV2017 12 5149 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 1ST DAY

OF JUNE, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:

And known as being part of Lots 2, 3 and 4 of the Kile Allotment as originally surveyed by M. P. Lauer and recorded in Plat Book 21, Page 68 of Summit County Records of Plats and bounded as follows:

Beginning at a point on the South line of said Lot 3 and the North line of Hunt Street which is 5.89 feet West of the West line of Arlington Street as improved and widened to a width of 80 feet; thence along the South line of Lots 3 and 4 and the North line of Hunt Street, South 88 deg. 55' West, 135.61 feet to an iron pin; thence North 1 deg. 3' 20" West along the Easterly line of a concrete curb a distance of 43.60 feet to an iron pin; thence on a line parallel with the North line of Hunt Street, North 88 deg. 55' East, 32.27 feet to a drill hole in a concrete sidewalk; thence on a line parallel with the West line of Arlington Street, North 24.43 feet to an iron pin; thence on a line at right angles with the West line of Arlington Street East 110 feet to the West line of Arlington Street as improved and widened to a width of 80 feet; thence along the West line of Arlington Street as improved and 10 feet West of the original West line of said street, South 60.11 feet to a point of curve; thence along the arc of a curve bearing to the right and having central angle of 88 deg. 55' and a radius of 6 feet, Southwesterly 9.31 feet to the place of beginning, be the same more or less, but subject to all legal highways.

Property appraised at: Thirty Thousand Dollars ($30,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 15th day of June, 2018. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
