By virtue of an Order of Sale No. CV2017 12 5233 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

Beginning at the intersection of the center line of the East Reservoir-Springfield Road (Killian Road) and West line of Velvet Farm Allotment, (now vacated), as recorded in Plat Book 21, Pages 4 and 5 of Summit County Records; thence S. 75 deg. 16' East along the center line of said East Reservoir-Springfield Road, a distance of 130.36 feet to an angle point; thence South 66 deg. 30' East continuing along the center line of said East Reservoir-Springfield Road, a distance of 407.70 feet to an angle point; thence South 87 deg. 35' East continuing along the center line of said East Reservoir-Springfield Road, a distance of 115.74 feet to a point and the intersection with the center line of proposed Manor Road; thence North 0 deg. 10' 35" East along the center line of said proposed Manor Road, a distance of 1328.45 feet to a point and the true place of beginning of the land herein described; thence North 0 deg. 10' 35" East continuing along the center line of said proposed Manor Road, a distance of 125.00 feet to a point; thence North 89 deg. 57' 25" West, a distance of 309.32 feet to a point; thence South 0 deg. 10' 35" West parallel to the center line of said proposed Manor Road, a distance of 125.00 feet to a point; thence South 89 deg. 57' 25" East a distance of 309.32 feet to the true place of beginning, subject to all legal highways, as determined by W. S. Mathews in May, 1953. Reserving the right to use for road purposes, the East 30 feet of the above described land, same to form a part of the West half of said proposed Manor Road. The real property described above is conveyed subject to, and there are excepted from the general warranty covenants, all reservations, restrictions, easements, covenants, conditions, legal highways, zoning, building and other laws, ordinances and regulations, real estate taxes and assessments not yet due and payable, and rights of tenants in possession.

Property appraised at: One Hundred Thirty-eight Thousand Dollars ($138,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 29th day of June, 2018. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
