at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Norton, County of Summit, State of Ohio and is described as follows:
And known as being a part of Original Lot 24, formerly Norton Township, and more fully described as follows:
Beginning at the centerline intersection of Clubside Drive and Fairway Drive; thence S. 86 deg. 52' 40" E., along the centerline of Fairway Drive, a distance of 653.40 feet to the Southwest corner of a parcel of land conveyed to Virginia Richmond by deed recorded in Volume 2000, Page 549 of the Summit County Record of Deeds and the true place of beginning of the parcel herein described; thence N. 03 deg. 07' 20" E., along the West line of said Richmond parcel, a distance of 266.67 feet to an iron pin set at Northwest corner thereof and passing over an iron pipe found 25 feet from the place of beginning; thence S. 86 deg. 52' 40" E., along the North line of said Richmond parcel, a distance of 100 feet to an iron pin set; thence S. 03 deg. 07' 20" W., a distance of 266.67 feet to a point in the centerline of Fairway Drive and passing over an iron pin set 25 feet from said road centerline; thence N. 86 deg. 52' 40" W., along the centerline of Fairway Drive, a distance of 100 feet to the place of beginning and containing 0.6122 acre of land as surveyed in July 1991 by Robert C. Winebrenner.

Property appraised at: Seventy-eight Thousand Dollars ($78,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 29th day of June, 2018. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
