By virtue of an Order of Sale No. CV2017 05 1953 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, STEVE M. BARRY, Sheriff of said County, will offer for sale at Public Venue, at the West door of the Court House, in Akron, on

FRIDAY, THE 15TH DAY

OF JUNE, A.D., 2018,

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the Village of Boston Heights, County of Summit and State of Ohio:

And known as being part of Original Lots Nos. 4 and 15 and more fully described as follows:

Commencing at the intersection of the center line of the Cleveland-Akron Road (County Highway No. 16, formerly State Route 8) with the center line of the highway running from Boston to Hudson, being also the Northerly line of Original Lot No. 15 in said village, said point being also South 89 deg. 56' West, 0.53 feet from an iron pipe in the Northerly line of Original Lot 15; thence South 25 deg. 09' 27" East, 922.38 feet along the center line of said Cleveland Akron Road to the true place of beginning; thence North 89 deg. 44' 40" East, 761.86 feet to a point; thence South 21 deg. 08' 27" East, 123.16 feet to an iron pin; thence South 89 deg. 44' 40" West, 752.35 feet to the center line of said Cleveland Akron Road; thence North 25 deg. 09' 20" West to the true place of beginning, be the same more or less, but subject to all legal highways.

Property appraised at: One Hundred Twenty-three Thousand Dollars ($123,000.00). Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.

AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 29th day of June, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
