at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Akron, County of Summit and State of Ohio:
And known as being part of Tract 8, Lot 4 formerly in Coventry Township, now in the City of Akron, Ohio and bounded and described as follows:
Starting at a point at the South East corner of Lot #30 in the France Wells Allotment as recorded in Plat Book 25, Page 18 of Summit County Records, which point is at the intersection of the North line of Johnston Street with the West line of a 1.50 acre tract of land described in Summit County Records of Deeds, Volume 546, Page 44; thence North 2 degrees 3' East, 574.50 feet to the place of beginning of the parcel of land herein described; thence North continuing in the same direction 2 degrees 3' East 26 feet to a stake; thence South 87 degrees 57' East 90 feet to the East line of said 1.50 acre tract; thence South 2 degrees 3' West along the East line of said 1.50 acre tract 26 feet to an iron pin; thence Westerly parallel to the Northerly line, 90 feet to the place of beginning. Excepting and reserving a parallel strip of land 12 feet in width off the East side of the above described parcel of land to be used for street purposes in common with others.

Property appraised at: Fifteen Thousand Dollars ($15,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $5,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 6th day of July, 2018. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))
The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
