at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Green, County of Summit and State of Ohio:
Being part of the Southeast Quarter Section 27, formerly Green Township, and further described as follows:
Beginning at a 3/4 inch iron pipe found at the Southwest corner of said Southeast Quarter Section 27; thence N. 03 deg. 05' 29" E. along the West line of said Southeast Quarter Section 27; thence N. 03 deg. 05' 29" E. along the West line of said Southeast quarter and a tract now or formerly owned by George C. and Michelle R. Volkman, 560.16 feet to a 1 inch iron bar found and the true place of beginning; thence continuing N. 03 deg. 05' 29" E. along the West line of said Southeast quarter and East line of said Volkman tract, 767.05 feet to a point (passing over a 5/8 inch iron bar found at 400.04 feet); thence N. 79 deg. 54' 25" E. along the South line of a tract now or formerly owned by Joseph Jr. and Susan Mattingly, 393.72 feet to a point; thence N. 62 deg. 02' 59" E. continuing along the South line of said Mattingly tract, 61.30 feet to a point; thence S. 12 deg. 42' 30" E. along the South line of a tract now or formerly owned by Walnut Woods Investment Co., Ltd., 282.40 feet to a point; thence N. 77 deg. 17' 30" E. continuing along the South line of said Walnut Woods Investment Co. Ltd. tract, 299.66 feet to a point on the centerline of Massillon Rd. (S.R. 241) a 60 foot public right of way; thence S. 12 deg. 45' 17" E. along the centerline of said Massillon Road, 328.27 feet to a mag nail set; thence N. 87 deg. 26' 31" W., a distance of 283.59 feet to a 1/2 inch iron bar with an H & A cap set; thence S. 23 deg. 51' 56" W. crossing a creek, 401.68 feet to a 1/2 inch iron bar with an H & A cap set; thence N. 87 deg. 26' 36" W. along the North line of a tract now or formerly owned by George C. and Michelle R. Volkman, 464.71 feet to a 1 inch iron bar found and the true place of beginning. The above described tract contains 11.858 acres, with 0.223 acres lying within the public road right of way as partly surveyed and determined under the supervision of Charles F. Hammontree, P.S. No. 7263 of Hammontree and Associates, Ltd., Engineers, Planners and Surveyors of North Canton, Ohio on October 24, 2003. The North line of the 11.858 acre tract was not part of survey performed on October 24, 2003 but was used for description by deed on November 7, 2003. The basis of bearings is N. 03 deg. 05' 29" E. along the West line of the Southeast Quarter Section 27, City of Green by deed recorded in Instrument No. 54706655, Summit County Records. Together with rights as contained in easement for ingress and egress driveway as recorded in Instrument No. 55138297, Summit County Records.
Property located at: 4996 Massillon Road, North Canton, OH 44720.
Property appraised at: Five Hundred Forty-six Thousand Dollars ($546,000.00). Property cannot be sold for less than 2/3 of the appraised value.
TERMS OF SALE: $10,000.00 deposit in cash, certified check or bank check payable to the Sheriff of Summit County, Ohio, to be tendered at sale at the time of acceptance of the bid. The purchaser shall be required to pay interest at the rate of ten percent (10%) on the unpaid balance of the bid amount, unless paid within eight (8) days after the date of sale. The entire balance of the purchase price shall be paid within 30 days after the filing of the Confirmation Entry.
AND if this sale results in a NO BID/NO SALE and remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m. and at the same place on the 6th day of July, 2018. The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
