By virtue of an Order of Sale No. CV2022 02 0488 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 9TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Twinsburg, County of Summit and State of Ohio:

And known as being Lot No. 86 in Chamberlin Ledges No. 2 as recorded in Volume 106 of Maps, Pages 19-20 of Summit County Records, and being 75 feet front on the Southwesterly side of Patton Street and extending back of equal width 170 feet, as appears by said plat, be the same more or less, but subject to all legal highways.

Prior Deed Reference: Deed from Gregory J. Koperna and Deborah A. Koperna, to Todd White, recorded on 01/18/2002 as Instrument No. 54649398 of Summit County Records.

 

Property located at: 10010 Patton Street, Twinsburg, OH 44087.

Property appraised at: One Hundred Eighty-six Thousand Dollars ($186,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

on the 30th day of December, 2022. (ORC 2329.52(B), ORC 2329.26 (2)(a)(v))

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))

The Sheriff's Office nor any of its affiliates have access to the inside of said property, at any time. (This includes appraisals for bank loans.)
