By virtue of an Order of Sale No. CV2022 03 0959 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

Beginning at a point on the South line of said North Tract 14, which point is S. 88 deg. W., 3150.18 feet from the intersection of said tract line with the center line of the New Portage-Manchester Road; thence N. 2 deg. W., 725.00 feet to the true place of beginning; thence continuing N. 2 deg. W., 100.00 feet to a point; thence N. 88 deg. E., 207.71 feet to a point; thence S. 2 deg. Property appraised at: Ninety-nine Thousand Dollars ($99,000.00).

The appraisal was completed based on an exterior view of the property only.

"PROPERTY TO BE SOLD SUBJECT TO THE FIRST MORTGAGE LIEN OF FIFTH THIRD BANK, TO BE SOLD AT 2/3 OF THE DIFFERENCE BETWEEN THE APPRAISED VALUE AND THE AMOUNT DUE TO FIFTH THIRD BANK. AMOUNT DUE TO FIFTH THIRD BANK IS $34,811.60. PROPERTY APPRAISED AT $99,000.00. $99,000.00 - $34,811.60 = $64,188.40. $64,188.40 X 2/3 = $42,792.27. OPENING BID IS $42,792.27."

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).
