By virtue of an Order of Sale No. CV2022 01 0104 to me directed from the Court of Common Pleas, of Summit County, Ohio, I, KANDY FATHEREE, Sheriff of said County, will offer for sale at Public Auction, ONLINE, in accordance with ORC Section 2329.153 at https://summit.sheriffsaleauction.ohio.gov on

 

FRIDAY, THE 30TH DAY

at 10:00 o'clock A. M. of said day, the following described Lands and Tenements, to-wit:

Situated in the City of Tallmadge, County of Summit and State of Ohio:

And known as being in what was formerly Lot 1, Tract 6, Tallmadge Township, and bounded and described as follows:

Beginning at the Northeast corner of said Lot 1; said beginning point being 33 feet Southerly at right angles from the centerline of Howe Road (66 feet in width); said road also known as the Cuyahoga Falls-Brimfield Road; thence along the Northeasterly line of Lot 1, South 41 deg. 18' East, a distance of 1550.17 feet to an iron stake and the true place of beginning; thence continuing along the lot line South 41 deg. 18' East, a distance of 88.12 feet to an iron stake; thence South 17 deg. 02' West, a distance of 204.6 feet to an iron pin set on the North line of the Cuyahoga Falls-Mogadore Road (nka Northwest Avenue); thence along said road line and curving to the left on a curve (radius 985 feet, central angle 4 deg. 24', chord 75.79 feet bearing North 81 deg. 15' West) an arc distance of 75.81 feet to an iron stake; thence North 17 deg. 02' East, a distance of 261.78 feet to an iron stake and the true place of beginning and containing within said boundaries 0.401 of an acre, be the same more or less, but subject to all legal highways.

Property appraised at: Eighty-four Thousand Dollars ($84,000.00).

The appraisal was completed based on an exterior view of the property only.

Property cannot be sold for less than 2/3 of the appraised value.

TERMS OF SALE: $5,000.00 Deposit must be on account with Realauction (See online bidding instructions). The entire balance of the purchase price shall be paid by cash or cashier's check ONLY within thirty (30) days after the filing of the Confirmation Entry, to the Summit County Sheriff.

If this sale remains unsold after this first sale, then this property shall be offered again at a second sale and shall be sold to the highest bidder without regard to the minimum bid requirement in section 2329.20, at 10:00 a.m., ONLINE at

The purchaser shall pay the actual costs (conveyance and recording) to the Sheriff for the recording of the deed. (ORC 2329.36(C)).

The purchaser shall be responsible for those costs, allowances and taxes that the proceeds of the sale are insufficient to cover. (ORC 2329.52(B))
